  • The built form has been guided by the building envelopes outlined in the Bella Vista Metro Design Guide.
  • The design seeks to exceed key performance measures of the Apartment Design Guide, particularly in areas such as solar access and cross ventilation.
  • A reduced residential yield is proposed to facilitate the delivery of larger dwellings, supporting housing diversity with an emphasis on suitability for downsizers and families.
  • Ongoing engagement with the State Design Review Panel (SDRP), including formal submissions and meetings, ensures alignment with the broader state vision and the precinct’s intended identity and purpose.

Authority Engagement

  • The project team has undertaken direct consultation with The Hills Shire Council to guide the evolution of the design, including building envelopes and environmental integration, particularly in relation to the creek corridor and district parklands.
  • Continued interaction with the SDRP reinforces alignment with state-led planning objectives and design quality expectations.
  • The development will deliver critical public infrastructure—such as a new bridge, road upgrades, and public domain improvements—to support future growth and deliver lasting community benefit.

Community Benefit

  • The proposal includes the enhancement of the Elizabeth MacArthur Creek Corridor, with landscaping and ecological improvements.
  • Large, publicly accessible open spaces will be delivered and activated with facilities such as outdoor gyms and recreational courts.
  • A dedicated creekside cycle path will connect to the broader precinct, promoting active transport and increasing recreational use of the corridor.
  • Multiple through-site links will be provided to enhance pedestrian permeability and activate the creek and open space interfaces.
  • Environmentally sensitive areas will be protected and integrated into the open space network.
  • The design promotes infrastructure that prioritises pedestrian and cyclist movement over private vehicle use.

Traffic and Transport

  • Car parking provision has been intentionally reduced in line with the Transit-Oriented Development (TOD) objectives of the precinct, encouraging greater use of Metro and T-Way public transport services.
  • Bicycle storage has been increased to support active transport and reduce reliance on private vehicles.
  • New cycle and pedestrian links will provide direct access to Bella Vista Metro Station.
  • A new bridge over Elizabeth MacArthur Creek is proposed, enabling broader precinct development including future educational facilities, district parks, and the enhanced creek corridor.

The Grove

The Grove is a thoughtfully designed communal space that pays tribute to Bella Vista’s agricultural heritage while serving as a key element in promoting social interaction within the precinct. Incorporating abundant native tree coverage, well-positioned seating areas, and a garden arbour, the space offers both aesthetic and functional value. It has been purposefully planned to facilitate informal community gatherings, encourage neighbourly connections, and enhance the overall liveability and appeal of the development.

Garden Patio

The Garden Patio is a purpose-built communal facility that enhances resident amenity and supports a balanced live-work lifestyle within the development. Conceived as a flexible destination for study, leisure, and informal collaboration, it incorporates a fully adaptable community room, a well-equipped indoor gym, integrated barbeque facilities, dedicated study nooks, and multiple ergonomic seating zones. These elements are complemented by extensive green open spaces that provide a tranquil natural outlook and opportunities for passive recreation.

Roof Terrace

The development will feature several communal rooftop terraces—vibrant spaces with large entertainment areas, multiple lounges, and plenty of room to relax.
