Landen to deliver approved 217‑lot Millfield Rise estate with first homesites ready to build on
Millfield, Hunter Valley, NSW – March 2026 – Stage 1 registered, services in place and lots on sale from April 2026.
Sydney based property group Landen has acquired Millfield Rise, a 217 lot residential estate on Mount View Road, Millfield, and committed to delivering an already approved community in line with Cessnock City Council’s planning framework.
Millfield Rise was previously brought to market by another developer and forms part of Council’s long term housing and growth plans for the area.
Landen exchanged on the acquisition in December 2025 following a competitive process and will progress the estate across six stages, with delivery sequenced to align with existing infrastructure and planning controls.
Stage 1, comprising 40 lots, is registered with services in place and will formally relaunch in April 2026, enabling buyers to move quickly from purchase to build.
Lots range from approximately 750sqm to 1,280sqm, reflecting demand for larger blocks while retaining the village and rural character that Millfield residents value and delivering value for money for buyers.
A central green corridor and walking track will run through the estate, linking open spaces and providing a landscaped buffer so new homes sit within the surrounding landscape rather than overwhelm it. A children’s playground planned for Stage 4 as part of the broader open space network.
Design guidelines will apply to all homes in Millfield Rise, setting clear standards for built form, materials and landscaping to avoid “anywhere suburbia” outcomes and ensure a cohesive streetscape in keeping with the Cessnock local government area’s character.
Located 12 kilometres from Cessnock and approximately 60 kilometres from Newcastle, Millfield Rise is aimed at families and first home buyers looking to stay in, or move to, the Hunter Valley with access to existing jobs, schools and services, while enjoying the benefits of a larger block.
Builder North Homes will construct a display home in Stage 1, which will also operate as a sales suite for subsequent stages and showcase the quality of homes anticipated within the estate. Early interest has also been received from a number of established builders, including McDonald Jones Homes, Clarendon and Domaine Homes.
Traffic, servicing and environmental considerations have been addressed through the project’s planning and approval processes, including required developer contributions and infrastructure works for the 1721 Mount View Road site.
Landen will continue to work with Cessnock City Council and service authorities to ensure Millfield Rise integrates with the broader road network and aligns with evolving regional infrastructure planning across the Hunter.
Landen Director Rashed Panabig said the group was conscious of Millfield’s history of strongly contested development proposals and is focused on delivering within the existing framework.
“We know Millfield has seen some very contentious proposals over the past decade and that residents have fought hard to protect its rural village character,” he said.
“Millfield Rise is different from those earlier flashpoints; it’s an approved estate within Council’s plans, and our focus is on larger blocks, a central green corridor and clear design guidelines so new homes sit within the landscape that locals care about.”
“Entering the Hunter is a considered strategic move for us,” Mr Panabig said. “Our track record across New South Wales is in delivering staged communities that match what was promised on day one.
At Millfield Rise, that means sticking to the approved plan, engaging with residents and making sure buyers can build with confidence on serviced, registered land.”
Stage 2 is expected to come to market in the second half of 2026, subject to market conditions and delivery milestones, with further stages to follow.
Further details regarding future stages, including timing, infrastructure and community engagement, will be released as delivery progresses.
