Box Hill is part of the Dharug Country, and according to research by The Hills Shire Council,  the name “Box Hill” comes from either “a stand of box trees that were once in the area or the fact that in the 19th century there were hunting boxes built on the tops of hills in this area”. The Terry and Rouse families were very prominent early settlers in the district.

Research by The Hills Shire Council shows that modern Box Hill is a young and vibrant community, with a median age of 31 for its residents. More than half of local residents are couples with children (58.5%) and there are a significant number of young professional couples (22.8%). In fact, Box Hill boasts the highest percentage of young couples without children in The Hills Shire, making it the perfect place for those starting their lives together.

Progress with vision – a haven for future residents

Box Hill is well-connected to the rest of Sydney, making it easy to get around with or without a car. With several bus routes, train stations, the Metro and the M2 motorway nearby, commuting to work or exploring the city has never been easier.

The area is undergoing a significant transformation, with many exciting plans for growth and expansion, including a new town centre, retail and commercial centres, business parks and light industrial areas, as well as green spaces and sports fields.

The future Box Hill City Centre will provide new retail, commercial and community services for the area and will also have transport links to Rouse Hill Metro Station and Riverstone Station.

In the meantime, the nearby Rouse Hill Town Centre and the newly opened Carmel Village shopping Centre offer many shopping and dining options.

There are also plans to develop more than 115 hectares of land into business parks and light industrial areas to provide a mix of employment opportunities, centred around the Windsor Road Business Park and the Annangrove Road Light Industrial Area.

Construction began on Box Hill’s first sport and recreation reserve at Brindle Parkway in December 2022 and is expected to be completed in mid-2024. There are also plans underway for five further sports field sites in the area, which will appeal to families and sports enthusiasts alike.

The Hills Shire Council is committed to providing residents with plenty of green spaces and opportunities for outdoor activities. There are existing parks in Box Hill at Ceres Way Reserve, Equinox Drive Reserve and Hannaford Avenue Reserve, with plans underway for six new reserves.

With a rapidly growing population and a range of new housing developments, there is a strong demand for rental properties. This means that investing in a property in Box Hill is not just a safe bet, it’s a smart one.

According to realestate.com.au, homes in Box Hill have seen a 10.5% growth in median price over the past five years, with the current median sale price for houses standing at $1,260,000 (back in 2017 the median was $521,200). Additionally, the rental yield for houses is currently at 3.2%, with an average weekly rent of $700, ensuring a steady income stream and long-term payoff for your investment.
