Situated on Dharug Country, Claremont Meadows forms part of the 1055 acres of land that, in 1810, was bestowed by Governor Macquarie to Mary Bligh as a wedding gift upon her marriage to Maurice O’Connell.

Although the family never made their home there, the property was christened Coallee. Over time, the land was divided into smaller plots and later renamed Claremont by Bryan Molloy. In 1984, the area was officially opened for residential development, and it has experienced continuous growth ever since.

Data from the 2021 Census reveals a population of just over 5,000 with a median age for residents of 33. Around half of all households (50.6%) are couples with children resulting in a family-friendly community that also caters for young couples and empty nesters.

Bounded by the Great Western Highway in the north and the Western Motorway in the south, Claremont Meadows is easily accessible making it a convenient location for those who commute for work.

Public transport is also on the suburb’s doorstep with Werrington, Kingswood and St Mary’s train stations all within 5km of the suburb. With the construction of the Western Sydney Airport line and nearby Orchard Hills Metro station due for completion in 2026, the area is on the brink of significant growth making now the perfect time to make the move.

In fact, Orchard Hills, which borders Claremont Meadows to the south, has been identified by the NSW Government as a priority growth area with plans for improved infrastructure such as roads, parks and schools in the works.

Claremont Meadows is also surrounded by a range of retail, transport, education and leisure attractions to suite all lifestyles.

For all your daily needs, Claremont Meadows shopping centre has a supermarket, pharmacy, hairdressers, dental surgery, hot food shop and bakery. But if you want to shop ‘til you drop the popular Caddens Corner, just a 4 minute drive away, houses all your shopping, health, and beauty essentials while Penrith’s Westfield Shopping Centre is 12 minutes away and offers a variety of fashion, dining and entertainment options including cinemas.

Families will also appreciate a local community centre and two preschools along with Claremont Meadows Primary School which opened in 1997.

With the surrounding area expected to experience high growth in the next decade, getting in on “the ground floor” makes sense for families and investors alike.

According to realestate.com.au, the current median sale price for houses in Claremont Meadows stands at $855,000 (up from $675,000 in October 2018). If you are looking for an investment property, consider houses in Claremont Meadows rent out for $550 per week with an annual rental yield of 3.4%.
